Having it your way: In addition to standard features, equipment and customization manufacturers offer a wide array of optional upgrades in decor, appliances, fixtures, cabinetry, countertops, floor covering, windows, bathrooms, utility/laundry rooms, office space, family rooms, entertainment centers, fireplaces, energy efficiency upgrades and much more. If you have a special request the manufacturer will most likely be able to accommodate.

Our research has shown kitchens and master baths are by far the most important rooms in the home for almost all manufactured home shoppers.
Upgraded Appliance Packages – Manufactured home companies include all name-brand kitchen appliances, including refrigerator as a standard feature. Many home buyers choose to upgrade those appliances to include a deluxe range, dishwasher, and side-by-side refrigerator in black or stainless steel. In some of the models, these features are standard equipment.
A growing number of manufacturers also offer ENERGY STAR-rated appliances which conserve energy and significantly reduce utility costs.
Luxury Master Baths And Bedroom Suites – Manufactured home master bedrooms and ensuite baths are well known for their design and comfort. Popular upgrade options include both an elongated, oval, or platform soaking tub and an extra-large shower. Dual sink vanities are a must for many home shoppers.
Combining a luxury bath with a master bedroom retreat area is available with some floorplans.
Office Or Computer Space – Numerous floor plans have an office/study/computer room with a double door entry adjacent to the living room. If the preferred plan you love doesn’t include a designated space for an office, the manufacturer will often recreate one of the smaller bedrooms for that purpose.
Multi-Purpose Laundry/Utility Room – Many new home buyers select a floor plan with a large utility room located at the home’s rear exit door with direct access passage door into a second bathroom, creating a combination mudroom/laundry/utility room.
Space permitting, the addition of an overhead utility cabinet, deep laundry sink, folding table, clothes hanging rack, extra storage closet and /or freezer space are some of the optional choices that homemakers will appreciate.
Fireplaces And Entertainment Media Centers – Today’s manufactured home buyers are increasingly attuned to the entertainment and technology features that are offered by producers of today’s modern manufactured homes. Many are opting for a room or area of the home for casual private gatherings.
The resurgence of homes with family rooms or “great rooms” is becoming once again very popular. Manufactured home builders offer these floorplans with a myriad of options, including wood-burning fireplaces and handcrafted entertainment centers to accommodate multiple media devices. Note: Fireplaces and/or media centers are also available in living rooms and master bedrooms.
Integrated Covered Porches – A popular recent trend in factory-built housing is the floor plan inclusion of an integrated covered porch expanding inside-outside living space. The porch deck is an extension of the manufactured home floor with the covering a continuance of the home’s roofline and with railings matching home siding. The covered porch is often located with entrance to and from the kitchen/dining room area and extending to the manufactured home main entry, ideal for indoor/outdoor casual dining and relaxation.
Some manufacturers offer floor plans with covered porches extending family rooms and/or as a retreat from the master bedroom. The covered porch also adds distinctive residential and elevation to the exterior of the homes.
